That pretty lane along the fence line? Might not actually be yours. You need titled access, proper easements, and road maintenance agreements that hold up come spring thaw. If your agent expects a handshake to hold up - you’re not protected. 4️⃣ Zoning Isn’t Just Bureaucracy. It’s the silent deal killer. County ag zoning, subdivision caps, environmental overlays and upcoming ASP’s. When is the county renewing their development plan? — these matter as much as granite countertops. 5️⃣ Know The Culture. Each area has its unique ways, history and culture. Being aware of unique old timer knowledge and knowing how you might best meet new people, find your kids 4H club and school is also your Realtors job. You’re not just buying or selling “property.” You’re buying or selling a legacy and this one can be expensive. To be fair - most don’t know what they don’t know. You shouldn’t have to pay for that. ⸻ 🐴 From someone who’s been on both sides of the fence — literally — I’ll say this: This is one purchase you don’t want to mess around with.
