  2. It’s hard to wrap my head around all that was accomplished in 2020 and all that’s going to be accomplished in 2021. Whether it be shattering my sales goals, buying multiple investment properties, building and flipping multiple houses, adopting the worlds greatest puppy and buying my dream car or even actually going on vacations. The good the bad and the ugly, 2020 was a year I’ll always remember. That being said,the final figures are in, 66 closed transactions and just shy of $36,000,000 in volume 💰🏡 To my amazing team, I couldn’t be more grateful for all that you’ve done for me this year. @jessross_realtor took the buyer side of my business to the next level while stimultanoussly being an incredible friend and soundboard for me and my wild ideas. Jessica also single handedly started our new charity initiative and arranged for me to donate nearly $10,000 to local single mothers in need, paying their rent, buying their children Christmas presents, etc. Cooper, has been the key to my organization, and the closest extension of myself that I think I could have ever asked for, he has the honesty, integrity and work ethic that I wish previous team members had; he’s truly changed my business for the better. Mia, when god created transaction coordinators and administrative assistants he used Mia as a template for all the rest. Mia has the highest level of work ethic a human could possibly possess and does everything with a smiling face and upbeat attitude, Mia is in a class in and of itself. On a more personal side of things, 2020 taught me that there’s a lot more out there than working 80 hours a week, 52 weeks a year. There’s vacations to be had, fast cars to be driven, rivers to be fished and courses to be golfed. None of the success from this year would have been in anyway possible without the support of my amazing family, my incredible team and everyone else who coaches, mentors, supports and refers me business. Cheers to a long, eventful, yet successful 2020 🍾

Picture this: you're sitting at lunch with two of your friends and you are eager to tell them that you've been saving up for a #house, but before you get a word in, they start talking about home prices and #interestrates and inflation and just "how terrible" everything is right now. And now, instead of excitedly telling them all about your plans, you sit there, stirring the ice in your cold brew with your paper straw feeling as defeated as that straw after 5 minutes of stirring. Been there? It's not nearly as doom and gloom as your friends (and everybody else in the world) are making it. BUT there are some things you need to seriously consider...like how all of this affects your bottom line. How much house can you afford anyway? What is the cost of waiting? To get to the bottom of this, you first need to talk to your local lender. (Don't have one? No big deal, I have some great recommendations for you!) Talking to a #lender is not necessarily a formal sit down meeting, by the way. Most of the time there's a simple form to fill out online and they give you a quick call when they're done running your numbers to let you know where you're at and what a good action plan would be for you! SO SIMPLE. A good lender will answer most of your questions but it's also so important to know YOUR numbers. A lender looks at your debt and income and gives you your max number of what they're comfortable loaning you, and the really great ones will loop in your financial planner. But that doesn't mean you're comfortable spending that much each month! Lenders are so helpful, but YOU have to know what you're comfortable putting towards your home. So get to know your numbers and let your lender know them too, and that will help you determine not only how much you CAN afford, but how much you're willing to spend! Bottom line: there’s no one answer to how much you’re allowed to spend on a house…you just have to know your lender’s limitations and what you are comfortable with!
